Kozmari System is a digital real estate crowdlending platform that facilitates the connection between investors and real estate projects in Bolivia. Through the platform, users can analyze investment opportunities, contribute funds to specific projects, and receive returns based on their participation, all subject to the particular conditions of each project.

To use Kozmari System's services you must: • Be at least 18 years old. • Have legal capacity to enter into contracts in the Plurinational State of Bolivia. • Provide truthful, complete, and up-to-date information. • Not be disqualified from carrying out financial activities under current Bolivian legislation.

Kozmari System acts as a technology intermediary between investors and real estate project promoters. The platform does not provide financial advice, does not guarantee any returns, and assumes no responsibility for the final outcome of published projects. Each user is responsible for evaluating opportunities and making informed investment decisions.

All investment in real estate crowdlending carries risks, including but not limited to: • Partial or total loss of invested capital. • Delays in project execution. • Adverse changes in real estate market conditions. • Regulatory or legal risks. • Liquidity risks: the investment may not be easily convertible to cash. Past returns do not guarantee future results. We recommend not investing funds you cannot afford to lose and diversifying your investments.

Kozmari System may charge fees for the services provided. The fees applicable to each project will be communicated transparently before the confirmation of any investment. We reserve the right to modify our fees, with prior notice to users.

All content on the Site, including texts, graphics, logos, icons, images, audio clips, digital downloads, and data compilations, is the property of Kozmari System S.R.L. or its licensors and is protected by the intellectual property laws of the Plurinational State of Bolivia and applicable international treaties.

Kozmari System shall not be liable for: • Losses or damages resulting from investment decisions made by users. • Interruptions or technical failures of the Site. • Force majeure events or circumstances beyond our reasonable control. • Content or services of third parties linked from the Site. To the maximum extent permitted by law, our total liability for any claim shall not exceed the amount of fees paid by the user in the last 12 months.

Any dispute arising from these Terms shall be submitted, in the first instance, to mediation proceedings before a recognized conciliation center in La Paz, Bolivia. If mediation does not resolve the dispute within 60 days, the parties may resort to the competent ordinary jurisdiction of the Plurinational State of Bolivia.

These Terms are governed by the laws of the Plurinational State of Bolivia. For any matter relating to the interpretation and application of these Terms, the parties submit to the competent courts of the city of La Paz.

We reserve the right to modify these Terms at any time. Modifications will be published on the Site with the date of last update. Continued use of the Site after publication of changes constitutes acceptance of the new Terms.
